A real estate buyer's agent represents the buyer in a real estate transaction.Purchasing a home has become more complex with the continued changes in real estate laws. The best way to be certain that an agent is working in your best interests is by signing a buyer representation agreement with an agent. it is recommended that the buyer and the buyer's representative agree to the terms of compensation prior to viewing properties, and sign a written agreement based on those terms It's important to find an agent your feel will diligently work to find that perfect home and one who is familiar with the area you want to live in.

The National Association of Realtors has shown that when a buyer's agent is used, the prospective buyer found a home 8 days faster and they saw an average of 4-5 more properties than consumers who tried to find a home on their own.

A buyer's agent has a fiduciary responsibility to keep the buyer's best interest in mind throughout the initial search for a home through the purchase and even after the purchase has been completed. The buyer's agent will:

1.Evaluate the wants and needs of the buyer and then strive to find properties that will meet those needs and wants.

2.Assist buyer in pre-qualifying and help determine the amount they can afford and show properties in that price range.

3.Schedule & accompany the buyer on the showings, or preview the properties on behalf of the buyer to insure that the identified specifications are met.

4.Assist the buyer make an informed decision prior to making an offer to purchase the property by researching to find potential problems, provide market comparisons, and advising buyer on an appropriate offer.

5.Present the offer to the seller's agent on the buyer's behalf.

6.Negotiating on the buyer's behalf to help obtain the property and keep the best interest of the buyer in mind.

7.Provide a list of potential qualified vendors like movers, attorneys, repair services, etc.

8.But most important, to fully represent the buyer from the first day throughout the entire real estate transaction.
